History


Coral Spring is a planned city which was developed by Coral Ridge Properties in 1960’s. Before 1960, the area was engulfed by numerous marshes and wet lands. After WWII, drainage from canals provided an opportunity for the owners, Henry Lyon family, to start bean cultivation on large scale. At the same time, WCI Communities, a real estate group, became interested in establishing a city for 50,000 residents. The Group approached Lyon family twice to buy considerable tracts of lands on which to build this model city. Since its launch in 1960’s, the city has attracted large populations who come here to enjoy a stringent code which protects city’s aesthetic appeal and its high living standards.

Description


The city is a burgeoning metropolis of low lying buildings where the tallest structure is a 12 story condominium while only few other building exceeds 10 stories. Most Coral Springs rental apartments are low rise buildings covering extensive acreage. Such height restrictions are strictly enforced to limit overdevelopment, everything from exterior paint colors, restrictions on commercial signs and boat storage are all professionally administered. In fact, Coral Spring is one of the few cities in America which continues to receive large number of administrative and management awards from prominent civil organizations. A recent $700 million modernization plan is an example of its commitment to social responsibility. Moreover, an active recreational and conversation department sees hundreds of volunteers from local companies devote significant time to upgrade city’s public institutions. Despite extensive population growth there is still room to grow which always allows for development of additional Coral Springs rentals.

Residents


More than one quarter of Coral Spring residents are foreign born. Although Whites are in majority, but there are fair number of Hispanics, Blacks and Asians who contribute to a diverse economy of this city. The average household income is nearly $70,000 while less than 6% of people live under poverty. Such high living standards are conducive to quality education resulting in consistent A grades by Florida Department of Education for the performance of its public schools.

Rental Housing


Ongoing community development projects in the region have affected the prices for Coral Springs rental apartments. Average price of a studio or 1 bedroom apartment ranges from $0.75 to $1 sq feet. Interestingly, the price per square feet increases with number of bedrooms. For example, 2 or 3 bedroom condo may cost anywhere from $0.80 sq feet to almost $1.30 square feet. There are also plenty of Coral Springs homes for rent. Neighborhoods like Kensington or Windham are more affluent, and cost more to rent. Nevertheless, there are plenty of Coral Springs condos for rent in other areas.

Fun Stuff


There is no professional sports team, but nearly 25 amateur sports league represent approximately 3,500 athletes. Six professional sports stars and many participants of 2008 Beijing Olympic games currently reside in the city. The property crime is almost half that of Florida and significantly less than the entire Broward County. Almost 50% residents report that they travel less than 30 minutes to work. Moving in a close proximity to Fort Lauderdale ensures that residents enjoy lots of leisure activities including the famed Atlantic cruise.
